Before you report a repair.
This page is for Vonder residents renting a home in the United Kingdom. Most of the issues we are called out to — a tripped switch, a boiler that has lost pressure, a slow-draining sink — take a few minutes to put right yourself. Please work through the checks below first. If the issue is still there afterwards, reporting it takes two minutes.

Is it an emergency?
An emergency is a risk to safety, security or health — not an inconvenience. A gas smell, fire, a leak you cannot stop, exposed live wiring, no heating between November and March, a sole toilet that cannot be used, or a door or window that no longer locks. Report these straight away, day or night. Everything else, please try the checks below first.
Try these first.
Fourteen checks that solve most of what we are called out to. Work through the one that matches your issue before reporting it.
No heating or hot water?
Check the boiler pressure gauge reads between 1 and 1.5 bar and that the thermostat is set above room temperature. If the pressure has dropped, repressurise using the filling loop, then reset the boiler. Check the timer has not been knocked onto an off period. No heating at all between November and March is an emergency — report it straight away.
Hot water off but heating working?
Check the immersion heater switch and the hot water timer separately from the heating. Many systems run the two on different schedules, and a boost switch left off is the most common cause.
Tripped fuse or lost power?
Open the consumer unit and look for a switch that has flipped down. Unplug anything you have used recently, flip the switch back up, then reconnect appliances one at a time to find the culprit. If it trips again immediately, leave that circuit off and report it. If the whole street is dark, it is a supply fault — contact your electricity provider.
No power to one socket?
Check the fuse in the plug before anything else. A blown 3A or 13A plug fuse is the most common cause and costs pennies to replace.
Radiator cold at the top?
The radiator needs bleeding. Turn the heating off, hold a cloth under the bleed valve at the top corner and open it slowly with a radiator key until water appears, then close it. Check the boiler pressure afterwards and top it up if it has dropped.
Blocked sink, shower or toilet?
Try a plunger and hot — not boiling — water with a little washing-up liquid. Clear hair from the shower trap and the plughole. Please avoid chemical drain cleaners, as they damage the pipework. If it keeps backing up, report it with a photo.
Toilet will not flush or keeps running?
Take the cistern lid off and check the float arm is moving freely and not caught on the side. If the handle feels loose, the flush arm inside has usually come off its mount and can be hooked back on.
Small water leak or drip?
Place a bucket underneath, close the isolation valve under the fitting or turn off the stopcock, and mop up. A contained drip can wait for a booking. A burst pipe, a leak you cannot stop, or water coming through a ceiling is an emergency — report it immediately.
Condensation, damp or mould?
Wipe affected areas with a mould cleaner, keep trickle vents open, use extractor fans when cooking and showering, and try to keep furniture a little away from external walls. If it keeps returning, if it covers a large area, or if anyone in the household has a breathing condition, report it — do not keep treating it yourself. We take damp and mould seriously.
Smoke alarm chirping?
A single chirp every minute or so means the battery needs replacing. Replace it with a fresh one of the same type. If the alarm keeps sounding after a new battery, report it.
Extractor fan weak or noisy?
Take the cover off and clean the filter and grille — they clog with dust quickly. If it still does not clear steam from the room, report it.
Window or door will not close properly?
Timber and uPVC both move with the weather. Check nothing is caught in the seal and that the hinges are not loose. If a door or window will not lock at all, that is a security issue — report it straight away.
Locked out or lost your keys?
We cannot attend lockouts. You will need a locksmith, and the cost of the call-out and any replacement lock or keys is yours. Please tell us afterwards if the lock was changed so we can update our records.
TV aerial or broadband not working?
These are between you and your provider — they are not part of your tenancy and we cannot attend. Please contact them directly.
What you will be charged for.
Most repairs cost you nothing. These are the exceptions, and we will always tell you before any charge is raised.
Blockages you caused
Waste pipes blocked by wipes, sanitary products, cooking fat or hair are recharged. Nothing other than toilet paper should go down a toilet.
Lost keys and lockouts
Replacement keys, replacement locks and locksmith call-outs are your cost.
Damage by you, your household or guests
Broken glass, damaged doors, holes in walls and similar are recharged at cost.
Call-outs for things on this page
If an engineer attends and finds a tripped switch, a flat alarm battery, a blown plug fuse or a bulb that needed changing, the visit is recharged.
Missed appointments
If an engineer attends at an agreed time and cannot get in, and you have not given us notice, the wasted visit is recharged.
If the fault is ours, you pay nothing
We will always tell you before any charge is raised, and we will explain why. If in doubt, report it — we would rather look than leave something to get worse.
How quickly we respond.
Every job we receive is given one of three priorities.
Emergency — made safe within 24 hours
A risk to safety, security or health: gas, fire, uncontrollable water, exposed live wiring, no heating between November and March, no usable toilet, or a home you cannot secure.
Urgent — within 3 working days
Affects daily living but is not dangerous: a contained leak, a broken oven, a failed extractor, a single appliance out of action.
Routine — within 28 days
Everything else: easing doors and windows, minor joinery, cosmetic repairs. These are often grouped with other work at the building.
